Home Inspection A:
120m² or smaller ; Duration: 2.5 hours
Please contact us for a quote
A home inspection is a non-invasive, visual examination of the systems, structures and components of a dwelling which are readily accessible without dismantling or removing fittings and fixtures. It is based on observations of the visible and apparent condition of the home's systems and their major components at the time of the inspection, and does not include the prediction of future conditions.
The primary concern is material defects which would have a significant adverse effect on the value of the property, or which may involve an unreasonable risk and pose a safety hazard to people on the property.
An inspection report may contain recommendations regarding reported conditions, and/or recommendations for further evaluation if conditions are observed which may require more invasive technical investigation by a competent professional.
Where travel distance exceeds 20km, an additional charge will be levied to cover travel costs.
Home Inspection B:

& Retail Premises:

A property inspection of commercial, industrial and retail buildings is typically a non-invasive, visual examination of the systems, structures and components of the buildings which are readily accessible without dismantling or removing fittings and fixtures. It is based on observations of the visible and apparent condition of the building's systems and their major components at the time of the inspection, and does not include the prediction of future conditions.
Due to the diverse nature of commercial properties, inspections are costed on an ad hoc basis. The factors which affect the costing include the size of the buildings, the number of buildings and outbuildings, whether there are mezzanine or storage areas to be inspected, whether specialised equipment is needed to reach areas to be inspected, and depending on the nature of the equipment comprising the fixtures and fittings. If there are overhead gantries, specialised loading bay facilities, elevators or escalators, we will need to plan for specialised inspectors and/or engineers to be present on the day of the inspection. Under certain circumstances, additional health and safety measures may also need to be taken, or specialise PPE utilised.
Please reach out to us to discuss your inspection requirements.

-
Inspections of residential and commercial buildings for property owners, sellers, buyers and estate agents.
-
Inspections can be conducted prior to listing a property for sale or lease. This allows sellers an opportunity to deal with any issues noted, so that the property goes to market without any significant undisclosed defects, with an independent report to confirm the status. The report can be used by the seller (or seller’s representative for institutional property owners) to complete the Mandatory Disclosure Form with confidence.
-
Potential buyers have confidence in a Mandatory Disclosure Form that is supported by an independent inspection and report, which may lead to a quicker sales process.
-
Risk mitigation – exposure to risk and liability is a reality for sellers, landlords, buyers, tenants and agents. With an independent property inspection and a substantiated report, all the parties can minimise their exposure to liability due to legal action and claims relating to defects discovered after occupation.
-
The main focus of inspections are material defects which may adversely affect a property’s market value or use for the intended purpose, and safety hazards which may pose a risk to people using or occupying the property, but other significant issues observed on the day of the inspection may be noted.
-
Inspections are based on a clear scope of work, and the report is delivered accordingly.
-
Types of inspections:
-
residential and commercial buildings
-
pre-listing inspections - sellers can repair defects or issues to improve the sale price
-
construction progress assessment
-
property condition assessments (long term leases, non-resident property owners with properties which are usually unoccupied)
-
maintenance assessment and planning inspections.
